Pre-Construction Manager – Commercial Construction | Boise, ID

A leading commercial construction firm in Boise, Idaho is seeking an experienced professional to oversee pre-construction planning, budgeting, and coordination. This role is essential in ensuring successful project execution by driving cost analysis, risk assessment, and collaboration with project teams, clients, and trade partners.

Key Responsibilities:

• Lead the pre-construction phase of commercial projects, ensuring accuracy in budgeting, scheduling, and risk assessment.
• Analyze project plans, drawings, and specifications to develop cost estimates and value engineering solutions.
• Work closely with owners, architects, engineers, and subcontractors to refine project scopes, schedules, and budgets.
• Manage and coordinate the bidding process, including subcontractor solicitation, evaluation, and selection.
• Develop and oversee pre-construction schedules, ensuring alignment with overall project timelines.
• Assist in contract negotiations, procurement planning, and development of project delivery strategies.
• Collaborate with project managers and estimating teams to ensure a seamless transition from pre-construction to construction.
• Identify potential project risks and propose mitigation strategies to ensure cost-effective execution.
• Support business development efforts by preparing RFP responses, participating in client presentations, and building strong industry relationships.
• Stay up to date with market trends, material costs, and emerging construction technologies.

• Proven track record of stability and success in pre-construction roles.
• Strong problem-solving, analytical, and organizational skills.
• Excellent communication and leadership abilities to engage clients, project teams, and stakeholders.

Education & Experience:

• Bachelor's degree in Construction Management, Civil Engineering, or a related field (preferred).
• 10+ years of experience in pre-construction, estimating, or project management for commercial construction projects ($5M - $50M).
• Expertise in design-build, negotiated, and competitive bid projects.
• Proficiency with pre-construction and estimating software such as Sage Estimating, Timberline, Bluebeam, Procore, or equivalent.
• Strong understanding of construction methods, building systems, and industry best practices.

Working Conditions & Requirements:

• Ability to lift up to 30 pounds as needed.
• Comfortable with extended periods of standing or sitting.
• Valid driver's license required.
